Short-Term Rental Registration number

If you rent out a property for a season in Spain, a new regulation affects you. Starting July 1, 2025, you must have a short- term rental registration number.

• Goal: To regulate seasonal and short-term rentals, enhancing transparency and control.
• Scope: Applies to rentals of less than one year for students, professionals, and tourist purposes. Essentially, all short-term rentals must be listed in the registry.
• Platform Compliance: The registration number must be provided to the seasonal rental platforms where the property is listed.
• Renewal: The short- term rental registration number must be renewed every year.
• Process: The process is done through the College of Registrars (Colegio de Registradores) via the Digital Single Window (Ventanilla Única Digital).  https://www.mivau.gob.es/vivienda/ventanilla-unica/colegio-de-registradores-en-ventanilla-unica-digital
• Requirements: A form must be filled out, and documentation proving property ownership must be attached.
• Tourist Homes: For tourist rentals, you must also provide the license accreditation document from the Autonomous Community where the property is located.
• Consequences: Failure to comply with the mandatory registration of short-term rentals can lead to economic and legal penalties for owners.
