For those who get a short-term rental number in Spain, NRA/NRUA, there is a new obligation.
Short-term rental registration (NRA/NRUA) in Spain requires annual renewal. For this, you must submit an annual report every February with previous year activities. Failure to submit this annual report can result in number revocation.
Key Details on annual Renewal
- 2025 Annual Reporting: File and submit a report in February 2026 with 2025 calendar year’s activity reporting from provisional number date to december 31 2025.
- 2026 report period: from February 2 to March 3
- Who can submit: The registered owner of the property, or the person proving management of the same for its rental, or the representative who originally requested the NRA/NRUA.»
- Where to File: Through the N2 application of the Spanish Land and Mercantile Registrars in their electronic office (sede electrónica) or the Ventanilla Única Digital de Arrendamientos via the College of Registrars.
- Penalties: Failure to submit the annual NRA filing within the deadline may result in the revocation of the number and loss of the ability to legally advertise the property on short-term rental platform.
The information required in the report:
- the assigned NRA/NRUA number or numbers for each CRU
- the dates of each stay (rental period)
- the number of guests
- the purpose of the rental (tourist, holiday, study, work-related stays, etc.)
