If you rent out a property for a season in Spain, a new regulation affects you. Starting July 1, 2025, you must have a short- term rental registration number.
- Goal: To regulate seasonal and short-term rentals, enhancing transparency and control.
- Scope: Applies to rentals of less than one year for students, professionals, and tourist purposes. Essentially, all short-term rentals must be listed in the registry.
- Platform Compliance: The registration number must be provided to the seasonal rental platforms where the property is listed.
- Renewal: The short- term rental registration number must be renewed every year.
- Process: The process is done through the College of Registrars (Colegio de Registradores) via the Digital Single Window (Ventanilla Única Digital). https://www.mivau.gob.es/vivienda/ventanilla-unica/colegio-de-registradores-en-ventanilla-unica-digital
- Requirements: A form must be filled out, and documentation proving property ownership must be attached.
- Tourist Homes: For tourist rentals, you must also provide the license accreditation document from the Autonomous Community where the property is located.
- Consequences: Failure to comply with the mandatory registration of short-term rentals can lead to economic and legal penalties for owners.
If you need to obtain the short-term rental registration number, we at Inmopolita can handle the process on your behalf. If you want to continue listing it on platforms, you must have the registration number. Remember, it is mandatory as of July 1, 2025.
